v. Practice areas
Ejectment & land disputes
Unlawful detainer, forcible entry, recovery of possession or ownership, and boundary disputes.
Disputes over who may occupy or own a property are common and can drag on for years if not handled properly. We assist owners, lessors and occupants in recovering or defending possession and ownership.
How we can help
- Demand letters to pay rent or vacate
- Unlawful detainer (for tenants or occupants who refuse to leave)
- Forcible entry (for occupants who entered by force, threat or stealth)
- Accion publiciana and accion reivindicatoria (recovery of possession or ownership)
- Quieting of title and boundary disputes
- Defending tenants and occupants
How it usually proceeds
- Demand. A written demand to pay or vacate is generally required before filing for unlawful detainer.
- Barangay. If the parties live in the same city or municipality, the matter usually goes to the barangay first.
- Court case. Ejectment cases are filed in the first-level courts and follow faster, summary rules.
- Execution. If the court rules in your favor, the decision can be enforced to recover the property.
